Area 149: Hermosa Beach Valley
Ø Borders:
o Runs the length of Hermosa Beach between PCH and Valley.
Ø Area 149 is the smallest of the three Hermosa MLS areas.
o It’s hard to find a bad section as most of it runs along the greenbelt.
o On the South end however, there are still many commercial buildings, mostly auto-care, but the rest is residential.
o There are several cul-de-sacs throughout the area, but it is very rare to see an SFR hit the market.
o Home between Hermosa View & the west side of Braeholm Place have CC & R’s with height restrictions.
o 21st Street is an access street.
o Artesia becomes Gould and as it goes down the hill it turns into 27th Street.
o North of Gould/Artesia is a premium location of area 149, and is sometime compared to MB Hill Section 144
o Appletree, Commodore and Hermosa Surf are condo complexes converted from apartment buildings decades ago.
o 11th to 8th streets are 3 unit townhome suites.
o 8th Place is SFR only
o 5th to 3rd streets are mixed used properties.
o 2nd Street is an access street.
o 1st Street and 1st Place are mostly large townhome complexes, some with Herondo addresses.
o Almost all of the new construction in 149 is townhomes, with an occasional SFR.
Ø North of Pier Ave:
o It is almost all SFR’s with the exception of the 3 large condo complexes and a couple apartment buildings.
§ The condo complexes are a big part of the Area 149 market.
§ They are located at 1600 Ardmore, 1720 Ardmore, and 1707 PCH, and you can find 1, 2, and 3-bedroom units. Several units in these complexes have views, making them attractive entry-level homes West of PCH.
