Hermosa Valley

North of school follows Loma to Gould

Valley Park

            Lot sizes

Usually around 40 feet wide by 180 to 200 feet deep.

 

Power Street off of 20th at the base of Sand Dome Park

Has 4 homes. 

The 5th lot is the street that is privately owned by the homeowners of the 4 other lots.

 

Loma Drive, Bayview, and Palm

All are alley streets. 

Homes on alley streets are less in value than homes on actual streets.

 

Homes North of Pier Ave

Traditionally more expensive than South of Pier Ave.

North of Pier Ave/East of Hermosa Avenue has more single family homes

 

South of Pier Avenue.

            Great deal of development

 

West of Hermosa Avenue

Numbering is in the double digits.

1st Street to Homer the numbering is under 100, single digits.

On Beach Drive, the alley behind the Strand, the barriers are removable so emergency vehicles can pass by.

                        There are no addresses that say Beach Drive.

            There are R1, R2, and R3 zoning in this area.

                        R1 – the height limit is 26 feet. 

R-2 – Must have a minimum of 3500 sq. ft. lot, 1750 sq.ft. per unit.  The height limit is 30’.

R-3 the height limit is 30’.

The lots are restricted by lot size more then the R zoning.

 

 

 

 

 

 

Clark Park

Between 11th and 8th street. 

The Farmer’s Market is held there. 

Lawn Bowling / Soccer Fields / Basketball Courts

 

South Park

By the condos on 2nd street. 

Has an outdoor roller rink.

 

On Valley Drive and Pier Avenue is a skate park.

 

2nd Street has a large condo association.

 

North of Pier Avenue on Circle Drive

Very old and unique homes.

 

Good Views

14th through 22th Street on the east side of Hermosa and Manhattan Avenue

Along Circle Drive.

 

Underground wiring between 24th and 27th streets.

 

Gould turns into 27th Street. 

 

North of 27th Street:

Walk streets to Morningside and Longfellow Drive.

The lots along these walk streets are 30 by 70 or 80 ft although they are not consistent.

 

Hermosa Strand lot value

Between 2.5 to 3 million for a 30 foot lot.

 

North of 27th Street

Lots are 105 ft deep.

 

High School Options

Hermosa Beach residents have a choice of picking either Mira Costa High School or Redondo High School..

 

The City Hall is on 11th Place and Pier Avenue.
