Area 151 / 152 /153 North Redondo:
Ø Bordered by Aviation on the West, Inglewood on the East, MB on the North and Ripley on the South.
Ø 3 areas consist of area 151 – Villas North, area 152 – Villas South – area 153 El Nino
Ø TRW Tract in North/East Corner.
Ø Irregularly shaped R-1 lots with SFR homes built +/- 1950.
Ø R-3 Zoning between Matthews and Grant plus east of 2500 block north of Artesia.
Ø Full lots are 50X150 currently zoned for 3 units. Prior construction of up to 8 units per lot. Then, down zoned periodically over the years.
Ø R-2 zoning in most of the rest of North Redondo
Full lots are 50X150 currently zoned for 2 units
Prior construction of up to 4 units per lot.
Ø No view protection for new construction
Ø Some potential soil problems affecting new construction in first few blocks south of Manhattan Beach
Ø A general preference in location over the last 15 years has shifted from north of Artesia to south of Grant. This is due to the majority of new construction occurring in the southern section. As always west is best.
Ø There are no homes between Dow and Gibson. There is a open space with power lines between those streets.
Ø West of the power lines is a stronger market than east of the power lines.
Ø Perry Park is in area 52. Glen Anderson Park is in area 51.
Ø There are lots of “parkettes” owned and runned by the city.
Ø Where there are 4 to 6 townhomes on a lot is under old regulations.
Ø R-3 properties – 3 on a lot is the most you can put on a lot with the lot size being 50x150. All the other lots are 2 on a lot.
This is a good appreciating area due to the 2 or 3 on a lot.
